Rental Inspection Program
An inspection must be conducted upon an occupancy change in rental units in the city of Oakwood*.
It is an unlawful act to allow a tenant to occupy any real estate premises without having obtained a rental inspection and filed a tenant information form with the Zoning Department.
The purpose of the inspection is to verify that all property, buildings and structures are safe, sanitary and fit for occupation and use consistent with the requirements of the Oakwood Zoning and Property Maintenance Codes.
Applications for inspection are available above, and inspections may be scheduled once both a completed application and payment of fees are received by the city.
Each time there is a change of tenant, the property owner is required by Oakwood Codified Ordinance 17-800.1 to complete an inspection form*, schedule an inspection, and submit an updated Tenant Information Form.
Please be advised that Section 409 of the Oakwood Zoning Code includes specific requirements as to the number of persons that may live together in a single family dwelling unit.
*Per 17-107.5 (E) of the Oakwood Property Maintenance Code, the rental inspection requirement may be waived by the Code Enforcement Officer if the following conditions apply:
- The property has undergone a pre-sale or rental inspection during the 12 months immediately prior to the most recent change of tenant; and
- The city has not received any zoning or property maintenance complaints about the property in the 12 months immediately prior to the most recent change of tenant; and
- The property is otherwise in compliance with all requirements of the Oakwood Property Maintenance Code, including providing Tenant Information forms in a timely manner.
